Access Statement for Roundham Lodge
Introduction
Guest house. 3 steps up to enter front door followed by 1 step up through main security door. Flight of stairs to 1st floor bedrooms. No guest rooms on ground floor. Ground floor, lounge and dining room only.

• Phone, fax, email and website availability. Website has standard text size and colour only.
• Access statement available on Website, email or Fax.
• Distance to Paignton town 1 mile/10 mins.walk or local bus stop100yards from guest house. Bus calls at paignton bus station where other bus transport is available to all areas including London & Heathrow. Opposite the bus station is the railway station to all areas and from here it is also possible to travel on the old 'Steam Train'. The taxi rank is also available from here.
• The nearest shop mobility scheme is near the multi storey car park in Paignton or the uncovered car park, next to the Council offices in Torquay.
Arrival & Car Parking Facilities
• Roundham Lodge has 8 designated parking spaces for residents with adequate security lighting. Vehicle to front door about 10-20 paces. A drop off point if required would be directly outside the main door, up 3 steps. Width of steps over a metre with one hand rail. Car park has tarmac surface and moderately level to front entrance door.Rear access to car if driven in to bay.
• Sorry, no pets of any description allowed.
• Assistance given for luggage if required.
• Access in first instance by ringing the door bell. Distance from front door to stairs for !st floor rooms 5-6 paces
Main Entrance, Reception & Ticketing Area
• There is only one entrance to the reception area which is through the main front door, side hung. Automatic threshold lighting.
• Access to the guest rooms on the first floor from the reception area. Extra wide staircase with handrail. Natural wall lighting illuminates stairs. Access to building 24hrs. Out of hours reception contact by room telephones or reception bell.
• Writing material available from reception. Seating available in reception area.
• Reception, lounge, dining room and cloak room toilet doors all on one level with no obstructions.

Public Areas - Hall, Stairs, Landing, Corridors etc
• No lift to upper floors. Public access to 1st floor only and dining room and lounge on ground floor.
• Carpeted floors all rooms and stairs except for bathrooms/showers.
• Lighting all rooms, natural, economy bulbs.
• Television, Freeview and DVD.
• All doors automatic fire doors. Corridors fire regulated lighting plus chandelier. Corridors, no obstruction except for 2 steps down to some guest rooms.
• Telephone for direct dialling in all rooms.
• WCs in all rooms and one cloakroom on ground floor. All facilities are on same level ground floor but 2 steps to some rooms on 1st floor.
• We do not take children. Young babies catered for.

• No lift. Manually operated doors to all rooms.
• Public access only to reception, lounge, cloak room and dining room on ground floor.
• Public access only to first floor guest rooms stairs and external fire stairs.
• Fitted carpets to all areas. Direct dial telephones to all guest rooms for outgoing calls and incoming calls via reception.

• All rooms and corridors have fire doors with key locks where allowed. Compliant with new fire regulations.

Public WCs
• Wc on ground floor in reception area. Carpeted floor. Not adapted. Sink, hot and cold. Large enough area to make change of clothes.
• Fire alarm, bell to all floors. Fire doors to emergency stairs or other safe routes. Full descriptive text on what to do in the case of fire. Read and aquaint yourself with the information on your room door which is exclusive advice for your room number only. All doors in the lodge are fire doors with automatic closers as per Govt. regulations.

Restaurant / Dining Room, Bar & Bar area, Take Away & Cafe
• Dining room. Large room with 5 tables randomly arranged. Each table has 2 chairs. None have arms. The room is completely carpeted. The lighting has 4 wall lights giving medium brightness from 8 x 20watt economy bulbs.
• Breakfast menus in color red and blue font sizes 12-16
• We are totally non smoking.
• We cater where possible for your dietary needs.
Laundry
• No laundry.
Outdoor Facilities
• A park bench to relax is situated on the front lawn. The only lighting available at night would come from the pond lights or intermttant security lighting.
Bedrooms & Sleeping Areas
• All rooms are on the 1st floor. There is no lift available. Corridor to rooms have a 2 step drop. Not really suitable for invalid chair access. Rooms contain Mini frig, Cordless kettle, Beda are twin, super doubles and zipped.
• Fire alarm standard automatic. Loud bell. Emergency lighting automatic. TVs, Digital with DVD. Lighting general abient. All rooms fully carpeted. Telephones, all rooms direct call and reception computerised.
Bathroom, Shower-room & WC [Ensuite or Shared]
• All rooms have ensuite bathroom or shower. Carpeted or floor covering. There are no other provisions or aids. Hot and cold water to all showers and bath have to be manually operated to prefered temperature.
Grounds and Gardens
• Front garden to lawn with a pond feature.
Additional Information
• In the event of fire the information on the door of your room directs you to the nearest fire exit and stairs. All guests will group on the front lawn.
• Broadband is available in all rooms.
